This is a little bit of a controversial topic because, as you probably know... In most cases, it's up to the buyer to have this test done at their expense.

However, have you ever considered as the seller that it might actually be more affordable for you if you already know what you're up against before you negotiate. I've had it happen before on both sides of the transaction...

Whether I'm with the buyer or the seller, where something actually happens and the system fails. They probably would've negotiated a little differently had they known they were going to have to pay for an entirely new septic or well.

So keep that in mind if you're selling your home that you may want to be more informed before you go up against that with negotiations in your transaction.
