This week's Tip-sy Tuesday topic is Zoning! Let's get into everything you'll need to know!

Zoning is a set of rules that HRM puts into place throughout the municipality. These rules tell you what you can and cannot do with the property.  

A lot of the time people will ask what the zoning is for a specific property just to make sure that they are allowed to have something.  However, that is not the only thing you need to in place for it to be legal... You need to actually apply for a permit, and make sure that all the inspections are done. In order for HRM to say it is legal, you need to have the documentation to support it. 

For example, if it is something like an in-law suite or a duplex you would not only need to things like fire-grade drywall, but there are a whole bunch of different factors to ensure that it is actually a separate unit - and in the case of emergency, everything is working properly.

 

So the next time you're thinking about that you may want to look into it a little deeper; because zoning is just the beginning of what you will need!
